The UK’s ‘most desirable’ town where house prices triple the national average

An exclusive UK town named one of the most desirable is located outside London’s bloated housing bubble, but property prices exceed the capital’s average.

Hertfordshire is already well-known for its smaller towns where residents live in the lap of luxury, and no community better exemplifies that reputation than Harpenden.

The St Albans parish town is nearly as idyllic as it gets, being surrounded by luscious greenery and packed with green spaces, including Batford Springs Nature Reserve.

But it is as exclusive as it is beautiful, with the average house prices likely to price out even well-off Britons.

Property sites estimate that, compared to London, Britons looking for a new home in Harpenden will pay a more than a £200,000 premium.

According to Rightmove, the average house price in Harpenden sits at approximately £936,255, nearly £650,000 over the national average and £215,000 over London’s.

The prices in the town of 30,966 are also nearly double that of Hertfordshire, where most homes average at £531,070, Rightmove estimates.

The drastic difference will have many people questioning what it is that makes Harpenden so unique compared to some of its regional neighbours, and, as it turns out, there is a simple answer.

The town provides the best of all worlds, and its homes are value for money, according to local real estate agents.

Douglas Sleaper, an estate agent at Savills Harpenden, told it boasts beautiful neighbourhoods, excellent connections to London, and schools.

He said: “With its outstanding schools, close-knit community, fast rail links into the capital and peaceful semi-rural setting, Harpenden is a popular choice for many buyers — particularly London commuters.

“Well-maintained family homes in central locations such as The Avenues are highly sought after, as is Harpenden Common and attractive villages like Wheathampstead and Redbourn.

“Harpenden is ideally placed for commuting; it’s seven miles from Luton Airport and London St Pancras is just under half an hour away by train.

“Its excellent state schools – both primary and secondary – are also one of the town’s main selling points, while the leafy high street is bursting with shops and eateries including national chains and independent boutique retailers.”

Mr Sleaper also touted the town’s green spaces and healthy offering of local events.

He added: “There’s also plenty of green space. The 238-acre Common supports many thriving sports teams in the area, including Harpenden Cricket Club which has been playing here for over 150 years.

“Popular events include the Harpenden Carnival that takes place on the Common, while the Highland Games are held in Rothamsted Park.

“The area also enjoys a football club, rugby club and plenty of golf clubs.”
