The six-bedroom home, known as Keepers, is a converted 19th-century gamekeeper’s lodge and boathouse, which sits on Gatcombe Water. The freshwater lake and most of the surrounding land is part of 730-acre Gatcombe Park, Princess Anne’s family home in the Cotswolds.

The estate is currently listed on Hamptons International estate agents for £3,000,000 – and is described as an “incredibly private property”.

Details on the estate agents website read: “This historic and exceptionally well-planned property started life as a humble game keeper’s cottage and boathouse, built in the mid 19th Century.

“Purchased by the current owner in the 1970s as an escape from London, they undertook an extensive and meticulous enlargement of the former cottage using local materials and craftsmen and have created an exceptional home.

“Gatcombe water is a large freshwater lake, part-owned by The Gatcombe Park Estate – HRH Princess Anne’s family home, which also owns much of the land that surrounds Keepers.

“The surrounding area is renowned for its picturesque rolling Gloucestershire countryside and its first-class sporting activities which include hunting, shooting and riding.”

The property is arranged over three floors and boasts six bedrooms, five bathrooms and three reception rooms, including a double-height drawing room with a parquet floor and a minstrels’ gallery.

The house also comes with a separate cottage, an outbuilding and grounds extending to three acres.

The listing on Hamptons also notes that Keepers previously held planning permission to build a two-storey pool house along with a swimming pool on the bank behind the house, though this has since expired.

Princess Anne, 71, and her husband Sir Timothy Laurence, 66, live at Gatcombe Park near their two children, Zara Tindall, 40, and Peter Phillips, 43. Both live in properties on the estate.

The impressive 730-acre property is large enough to fit more than 11,000 tennis courts within the grounds.

The Princess Royal has lived at the property since the mid-1970s when the Queen purchased it for her daughter and former husband Captain Mark Phillips.

Gatcombe Park is a working farm with livestock, including cattle and breeding horses.

The estate also hosts equestrian events throughout the year, including the Gatcombe International Horse Trials, in which Anne’s daughter Zara often competes.

Speaking to Countryfile, Princess Anne previously said: “It’s really nice to come back and just be yourself in an area like this.

“Being able to take on a place like this – for me, I’ve got to make it work.

“This is not something that comes free, this has got to pay its way, otherwise I can’t stay here.”

She also spends her time at a London residence at St James’s Palace.
