One of Britain's smallest detached homes at just 12ft wide has gone on the market for £140k

A tiny house which is 12ft wide and 26ft high has gone on the market for just £140,000.

The unique two-bedroom property, believed to be the smallest detached house in Britain, is up for sale in Eastwood, Nottingham.

This minuscule home is even narrower than a 150-year-old one in South Knighton, Leicester, which is 13ft wide.

Built in the early 1900s, this Victorian building has since been fully modernised by the owner of the last two years but is still £100,000 cheaper than the UK average.

The mini home in Queens Square includes an entrance hall, two reception rooms, kitchen and two double bedrooms across two floors as well as a luxurious free-standing roll top bath and a double shower.

Estate agents Burchell Edwards say the home is available for £243,000 less than the £383,000 average UK detached home as its size is a quirk.  





She said: "You can't compare them to this because it's a traditional property on a terraced street.

“I have sold a lot of similar-sized houses but never one that was detached like this."

It is £44,000 cheaper than the average terraced property, only this one has nothing attached to it, so it is great value according to the estate agents.

Despite its compact size, the house still has loft space, a back garden and patio area, it is also handily near schools, parks, and just ten miles from the city centre.




The little house has had huge interest as branch manager Jasmin Moll said there had been several viewings since it went on the market on April 16.

Despite the strange fact that the entire width of the building is the same as the 12ft dining room, the house is expected to sell quick. 

She said: "It's very, very nice and it's actually spacious inside because of the high ceilings plus there's the back garden.

"It's beautiful."

The listing on Rightmove currently states: "Situated in a central location in the heart of Eastwood, this fully modernised home is perfect for first time buyers and families alike. In brief comprises of an entrance hall, two reception rooms, kitchen, two double bedrooms and a four piece family bathroom suite.

"To the outside of the property is a well presented rear garden which is mainly laid to lawn with astroturf having a patio area and brick wall surround with gated access leading to the front of the property."
