John Terry wins battle to demolish his Surrey £4.5m mansion and build two houses in its place despite housing estate owners complaining it will ruin the ‘special character of the area’

John Terry is set to expand his property development empire after council bosses gave him permission to knock down a mansion and build two new homes.

The former England captain, 38, bought two country houses in Oxshott, Surrey in 2014 and managed to sell them on for a £20million profit.

He had planned to live in one, a nine-bedroom white mansion, with his wife Toni, but decided to sell it on when he had a huge offer from the Sultan of Oman.

But after purchasing a third property next door for £4.5million, he has now been given the green light to knock it down and build two more luxury homes in its place.

The Oxshott plot is part of the Crown Estate, which means Terry has won a planning battle against the country’s most exclusive land owners.

The two new homes could earn Terry another £20million on top of the £20million he has already pocketed from house sales.

A source told The Sun: ‘John has a flair for property development.’ 

After Elmbridge Borough Council approved the plans earlier this year Terry’s latest acquisition – Tandem House – will be torn down and replaced with one six-bedroom and one five-bedroom home.     

Both properties will include a kitchen diner, a family room, a drawing room, a dining room, a bar, a dressing room and a private lounge, a gallery, a games room and a terrace while the six-bed property will also include a pool and a gym.

The Crown Estate claimed the plans were ‘cramped’ and would have a negative impact on neighbours.

A written submitted to planners late last year said: ‘The current proposal is a cramped form of development, which as a result of it’s layout and the positioning of the houses within the site, would fail to respond to it’s context and would undermine the special character and appearance of the estate.’

But the council bosses disagreed, stating in its decision notice: ‘The surrounding area is made up of large dwellings set in spacious grounds.

‘Each plot size and the siting, scale and design of the proposed development would be appropriate to the context in which it would be cated, consistent with the surrounding dwellings. 

‘There would be ample separation distances to either side boundaries which will ensure that the development respects the spacious character of the area. 

‘The layout, siting, scale and design of the proposed development would be acceptable.

‘It would have no undue impact on the character and appearance of the area. 

‘The proposal is considered to be in accordance with the development plan.’

The Aston Villa coach submitted similar plans in 2015 but had to re-submit them after planning permission expired.

He originally wanted to live in the nine-bedroom himself, but couldn’t resist when he got a £16million offer from General Sultan bin Mohammed al-Naamani, a senior minister for the Arab state, who reportedly purchased it for his boss Sultan Qaboos bin Said, the Sultan of Oman.   

The land comes under the Crown Estate, which belongs to the Royal family but is not managed by them. 

The Crown Estate Commissioners are the private body responsible for managing the land, but they only have ‘powers of ownership’ so only have limited powers to control what happens to the plots.
