Athmar Park draws buyers who want access to downtown Denver – The Denver Post

Located in southwest Denver, Athmar Park sits in a sweet spot surrounding Huston Lake Park and offers easy access to downtown.

Maria Irivarren, an 8z real estate agent who lives in Athmar Park, calls Huston Lake Park a treasure that offers a mile-long walking path among 100 tree species. “It’s a great neighborhood. It’s easy to hop on Interstate 25 and get anywhere, and it has a wonderful neighborhood association.”

Natalie Kavan, West+Main real estate agent, compares the neighborhood to Sloan’s Lake. While it offers less walkability, Athmar Park makes it easy to bike through Denver using the nearby Platte River Trail.

What’s available?

The neighborhood offers a mix of single-family homes, including brick ranches and Tudors built in the 1940s and 1950s.

Prices range from $300,000 to $650,000, with a typical 2- to 3-bedroom home with one or two baths selling for around $500,000.

Homes near Huston Lake Park typically cost more, Kavan says. “Bigger homes on larger lots that offer more character demand a higher price.”

Who’s moving in?

The neighborhood appeals to first-time buyers or move-up buyers leaving condos for single-family homes.

“If people want to stay in the city and buy for under $750,000, this is where they will come,” Irivarren says.

Kavan agrees and says the neighborhood particularly appeals to downtown renters who are tired of apartment living and want a house with a yard. If people still need to work downtown, it’s easy to get from Athmar Park either by driving or using public transportation.

Neighborhood amenities

The neighborhood’s most popular amenity is Huston Lake Park.

“It’s gorgeous,” Irivarren says. “It’s not as big as Sloan’s Lake, but it’s a wonderful place.”

In addition to a walking trail, the park offers playground areas and soccer and baseball fields.

The Athmar Park Neighborhood Association is active and offers a variety of events, including summer movies.

The neighborhood also offers a mix of excellent restaurants. Kavan especially recommends Tony Pho for pho and Tarascos for Latino cuisine.
