Summix pursues student housing in Dublin's Liberties

BRITISH property development firm Summix has revitalised plans for its first student accommodation scheme in Dublin.

The firm has entered into consultation with An Bord Pleanála for a 373-bed scheme in the capital, adding to a deluge of such projects already built or in the pipeline.

Summix intends to build the scheme at the so-called Brewery Block in Dublin’s Liberties.

In 2017, it secured permission for a 349-bedroom development at the site. That mixed-use scheme would include a co-working shared space and café.

Last year, Summix secured planning permission for Gillan House, a more than 220-bedspace student accommodation development on Washington Street West in Cork city.

Last December, Summix sold the project to London-based Round Hill, together with NBK Capital, an investment company in the Middle East.

The new owners intend to commence construction of a mixed-use project on the site, which will include the 145-bed student accommodation facility.

That scheme is likely to cost about €19m to develop.

In 2018, Summix also got the go-ahead for a €25m 365-bed student accommodation scheme in Galway’s Docks area that is to be the subject of a large regeneration project.

A large number of student accommodation schemes have been built or received planning permission in cities across the country.

Planning for any student accommodation project that aims to have 200 or more bed spaces can be submitted as a strategic housing initiative, meaning a decision is fast-tracked by An Bord Pleanála rather than requiring developers to go first to local authorities.

Last month, permission was given for the development of a 257-bed student accommodation facility at Parnell Street in Dublin on the site of a former bakery.

Locals and councillors criticised the amount of such accommodation in the immediate area.
